Frequently Asked Questions
Home Inspections
-
A home inspection is a visual assessment of a property's accessible components and systems, ensuring they meet North Carolina's Standards of Practice. As a reputable home inspector in Wake County, Kurtz Residential, LLC conducts thorough inspections to provide clients with valuable insights into their potential investment.
-
The North Carolina Home Inspector Licensing Board (HILB) has created a Standards of Practice, which dictate what all home inspectors must look for during an inspection. The NC Standards of Practice specify what must be described and when methods of inspection must be listed in a report. Additionally, they detail what is excluded from inspections. See North Carolina's Standards of Practice.
-
Absolutely and unequivocally, yes! According to a study by the NAHB, building a house requires an average of 24 subcontractors. With each trade/subcontractor typically comprising multiple people, a typical home could involve over 75 to 100 tradespeople. Even with the best intentions, this leaves a lot of room for error.
In North Carolina, municipal inspectors are not allowed in attic spaces. Roof trusses, rafters, ceiling joists, and roof beams can only be visually examined from the floor or a ladder. In towns without open floor inspections, municipal inspectors often do not enter crawlspaces to assess framing.
A comprehensive home inspection dedicates four to six thorough hours to a home, starting from the foundation and ending in the attic. The cost of a pre-drywall inspection is usually offset by the repairs identified during the inspection.
At Kurtz Residential, we specialize in thorough pre-drywall inspections in Wake County and Triangle area.
-
At Kurtz Residential, we prioritize quality and attention to detail. We perform only one inspection per day, allowing for ample on-site time and ensuring our clients receive personalized attention. Our commitment extends to explaining reports thoroughly, ensuring every client is equipped with the knowledge they need to make informed decisions about their property.
Furthermore, our inspections leverage a unique skill set developed from years of experience as a carpenter and engineering technician. In addition to expertise in engineering design and inspection, Patrick specialized in forensic engineering, which required determining the causes of structural issues and understanding how they should be effectively addressed.

Our priority is acting in a fiduciary capacity. We believe that recommending specific contractors may appear as a conflict of interest; therefore, our focus is to provide clear and concise information for our clients and the contractors of their choosing.
-
According to North Carolina statutes, home inspectors can make repairs as long as they do not directly solicit the work. However, at Kurtz Residential, we believe this creates a conflict of interest and compromises the impartiality and fiduciary duty of the home inspection process. By focusing solely on providing thorough and unbiased home inspections, we ensure that our clients receive the highest standard of service without any potential conflicts.
